Who this is for

You're adding a pool to a home you live in — for the kids, the summer, the long-term enjoyment of the property. You want the design, engineering, fencing and certification handled together so the build doesn't drag through three summers.

  • Pool, fencing and stormwater designed as one — not three separate scopes
  • BCA-compliant safety barrier design included in the fee
  • CDC pathway used wherever your block and zone allow it
  • One team across pool builders, certifier and council so you are not the project manager
"We knocked down our family home of 30 years and rebuilt. Nemco handled the demolition application, design, engineering, and council — we didn't have to chase a single sub-consultant. That alone was worth the fee."

What you actually need to get a pool approved

A pool isn't just a hole in the ground to council. You need: structural engineering for the shell, hydraulic plans for filling and drainage, certification for safety fencing, and either a CDC or DA depending on your zone.

We handle all four under one fee.

FAQs

Questions about this service.

Do I need a DA for a pool?

Not always. Many Sydney pools qualify for a CDC under the State Environmental Planning Policy if the block, setbacks and zoning all line up — and CDC approvals are typically 21 days. If your block sits in a heritage area, flood zone or has tight setbacks, you'll likely go via DA. We tell you which path at the site visit.

What are the new pool fencing rules?

Pool fencing in NSW is governed by the Swimming Pools Act, AS 1926.1 and the BCA. The headline rules: 1.2m minimum fence height, no climbable footholds within 900mm of the outside, self-closing and self-latching gates that swing outward. We design the barrier into the pool plan from day one so the certifier signs it off without a re-do.

Can I do a pool and granny flat together?

Yes — and we recommend it where the budget allows. Coordinating the stormwater, fencing and BASIX once is significantly cheaper than running two separate scopes back-to-back. The site visit covers both if you want it to.

How long from contract to dig?

For a CDC-eligible pool: roughly 4–6 weeks from engaging us to a stamped certificate. For a DA pool: 10–14 weeks is typical. The pool builder's lead time is usually the next bottleneck — we hand the approved plans across cleanly so they can quote and book in.
