The standard process: hire an architect, then an engineer, then a hydraulic consultant, then a certifier. Each one takes weeks to respond to the others. You become the project manager whether you wanted to or not.

Questions about this service.

Can I keep part of the existing slab?

Sometimes — if the slab is sound, level and the new footprint sits over it. In practice, most rebuilds we see come with a slab that has settled, cracked or is too small for the new design. We assess it at the site visit and tell you straight whether keeping it saves money or creates problems down the track.

How long from first sketch to council approval?

For a standard rebuild on a clean block via DA, 4–6 months from briefing to approval is typical — including design, working drawings, engineering and council assessment. Via CDC, faster, where the block and design qualify. We give you a realistic timeline at the site visit, not a marketing one.

Do you work with my builder?

Yes. We design knowing your builder will be pricing and building the home, and we are happy to sit in pre-construction meetings, answer their RFIs during the build, and issue any extra details they need on the fly. If you do not have a builder yet, we can suggest a few who we have worked well with.

Will you help if council asks for changes?

Yes — that is part of the fixed fee. Responding to council RFIs, redrawing where needed, and re-lodging are all included. We have never had a project rejected, but we have had councils ask for changes, and we handle it without an extra invoice.
